REALTY CAPITAL REPRESENTS JAYCO IN INDUSTRIAL LEASE; COMPLETES SALE OF
OFFICE/RETAIL CENTER IN ORMOND BEACH

ORLANDO, Fla. (November 13, 2005) – Realty Capital, one of the fastest growing commercial real estate service providers in the market, announced the lease of 24,860 square feet of industrial space at 7451 Brokerage Drive in Orlando. David Parsons and Darryl Dotherow, senior associates of Realty Capital represented the tenant - JayCo International, LLC, a manufacturer of draperies and linens for the hospitality industry. Representing the landlord -- RREEF Management – was Susan Ruby and Lee Morris of Cushman & Wakefield.

Parsons and Dotherow were also responsible for the sale of Renaissance Center, a 53,174-square-foot retail/office center in Ormond Beach, to RealtyFund II, LLC principals Jeff Brock, Charles Frederick and Sam Oswald. RealtyFund is a sister real estate investment company of Realty Capital that has been successfully purchasing and turning around office, retail and industrial properties. The sale price of Renaissance Center was $4.2 million. The seller was Tiki Supreme, Inc.
